Step One: The Listing Appointment

  • Be sure to tell potential sellers about your expertise and your short sale “team” that will be assisting you throughout the process.
  • If the seller has any questions about the Short Sale:
    • Schedule a conference call with you, your seller and us.
  • Determine that the seller is not pursuing a Loan Modification
    • Discuss the Seller’s situation
    • Ask what their goal is… To keep their home or sell their property?
    • Allow the homeowner to give the Loan Modification a try if they want
      • Support them through this process. Build the relationship!
  • If uncertain about the success of a particular Short Sale, contact us:
    • Potential problems include:
      • Tax liens
      • HOA isuues
      • Pending sale date
      • Obscure lender
  • Get a sale commitment & write up the listing agreement
    • Get the seller’s commitment & signature
  • Complete the following documents at your listing appointment:
    • Third Party Authorization
    • Financial Statement
    • 4506T
    • Do Not Contact form
    • Statement of Information
    • Short Sale Solutions Fee Agreement
      • Be sure the seller is aware that they are not responsible for our fee!
