Step Two: Starting the Short Sale Process

  • Provide us with the homeowner name, phone number and e-mail address
  • Submit documents:
    • Fully executed listing agreement and supporting documents
    • Intake questionnaire
    • Signed Third Party Authorization
    • Short Sale Solutions Agent Agreement (if this is your first file with us)
    • Any additional documents received from the seller

List of Documents We Will Need from the Seller

  • Signed Third Party Authorization
  • Hardship Letter
  • Financial Statement
  • 2 recent Pay Stubs
  • 2 most recent monthly Bank Statements (all pages)
  • 2 years IRS Tax Returns, signed and dated
  • Signed 4506T
  • Copy of Mortgage Statement(s)
  • Copy of HOA Statement(s)
  • Other Lender-specific documentation

What We Will Do:

  • Contact the seller and collect all necessary documentation
  • File review
  • Contacting the lender
  • Identify any foreclosure procedures
  • Request preliminary title and HUD-1’s from escrow
